JMS Engineers conducted a basement impact assessment (BIA) for constructing a new basement beneath an existing property. The BIA evaluated site geology, hydrology, construction methodology, and potential ground movement.
The basement spans the entire footprint of the dwelling and was built using a sequential underpinning methodology. This process involved excavating sections approximately 1m wide beneath the existing foundation, installing steel reinforcement as per the structural engineer's design, and pouring concrete to extend the foundation. This sequential approach ensured a continuous foundation fully supporting the existing structure above. The meticulous assessment and engineering work provided a solid, stable base for the new basement, addressing all structural and geological considerations.
