JMS were tasked with transforming Old Folly Barn in Warwick into a three-storey home while adhering to strict green belt planning permissions. The existing barn structure had to be retained, preventing demolition.
The original engineering proposal of contiguous piles was over budget, so JMS devised an innovative solution: suspending the barn on a steel frame supported by temporary deep foundations, allowing the 5m deep reinforced concrete basement to be constructed underneath. The barn was then connected to the new structure, meeting planning requirements.
This approach reduced the construction programme by eight months and saved over £60,000. The result is a dramatic, light-filled home, complete with renewable energy systems and a modern, open-plan interior.
