JMS Engineers provided structural and civil engineering services for the redevelopment of Reynard House in Leicester, transforming a derelict 4-storey office into a 7-storey student accommodation.
The project’s primary challenge was retaining the existing steel frame and foundations while adding three storeys. JMS addressed this by integrating a new steel frame with the existing structure and introducing new piled foundations to manage the increased load. The re-use of structural elements minimised environmental impact and shortened the construction timeline.
SuDS were incorporated, featuring a green roof to enhance biodiversity and manage runoff. The project successfully integrated with surrounding historic architecture in Leicester.
